Find the Perfect Loan For Your Dream Home

Mortgages are not One Size Fits All, that’s why we offer a variety of loan options

Find the Perfect Loan For Your Dream Home

When it comes to purchasing a home, securing a loan is one of the biggest challenges. Sitting down and mapping out a plan, understanding your financing options, and choosing the right loan for your circumstances is vital to securing a successful purchase. At Commerce Bank of Wyoming, we offer a variety of loans to help our customers fulfill their dreams of homeownership. In this blog post, we’ll take a closer look at these loan options and help you decide which is right for you.

  • Conventional Loans: Conventional loans are the most popular loans for homebuyers in the country. They are the typical “go-to” loan for borrowers with an average to good credit score or small down payment. In essence, a conventional loan is not insured by the federal government, such as through the Federal Housing Administration (FHA) or the Veterans Administration (VA). This means conventional loans generally carry higher interest rates and tighter qualifications than loans guaranteed by the government.
  • In-House Loans: An in-house loan is a mortgage loan originated directly from the bank that holds the mortgage. At Commerce Bank of Wyoming, we provide convenient in-house loan options for our customers. With our local servicing, you can borrow directly from us, ensuring that your loan is managed within your community. In-house loans are typically shorter in duration or have a balloon feature, have similar interest rates, and may have fewer restrictions than conventional loans. This type of loan is popular among individuals who have unique financial circumstances.
  • FHA Loans: Backed by the Federal Housing Administration (FHA), FHA loans are popular among first-time homebuyers and those with lower credit scores. FHA loans require borrowers to pay mortgage insurance premiums along with also having specific property requirements that must be met in order to qualify for the loan. For example, the home must meet certain safety and livability standards. Overall, FHA loans can be a great option for those who are looking for a lower down payment and lower interest rates. However, it’s important to carefully consider the additional costs and requirements before deciding if an FHA loan is right for you.
  • VA Loans: VA loans are backed by the Department of Veterans Affairs and are only available to active-duty military personnel, veterans, and their families. These loans offer competitive interest rates with little or no down payment required. The biggest advantage of a VA loan is that it does not require mortgage insurance, making it a cost-effective option for eligible borrowers. While these loans can take longer to process, the benefits can be well worth the wait for those who qualify.
  • USDA Loans: The United States Department of Agriculture (USDA) offers loans to individuals who are looking to purchase property in rural areas. The loans are designed to help low to moderate-income earners become homeowners. USDA loans don’t require a down payment, and the mortgage insurance premiums are lower than those of FHA loans. However, the property must meet certain eligibility requirements, and borrowers must meet income requirements to qualify for this type of loan.

Understanding the various loans at Commerce Bank of Wyoming can make a huge difference in your mortgage experience. While each loan type has its own sets of pros and cons, the best loan for you is dependent upon your individual financial situation. Regardless of the loan, it is important to consider factors such as interest rates, loan terms, and fees associated with each type of loan before making a decision.

When you choose Commerce Bank of Wyoming, you’re not just a number in our system. We take pride in offering personalized service to all our clients.
